This is in reference to posting left by the PRODUCER. I too am a producer; I produced one of the clients that you called a stupid kid. I would like to meet you face to face and have you repeat that statement. I think you need to check more facts than just a ROR before responding to the issue at hand. By the way my name is Diane French, unlike you I don’t mind putting my name to my posting because I know my daughter can back her facts. You challenge clients to ask you questions yet the only name you leave is “The Producer”. It seems that your company is manned by phantoms since the people we talk to one day have no idea who the person was that was spoken to before them. We’ve even been told that the person in charge of my daughter’s account never existed; she suddenly reappeared but not in a position to handle accounts. She even had her own phone line and voice mail until we requested a copy of my daughter’s payment history. You noted that this site contains only negative comments. You failed to mention that CWHL’s web page contains nothing but positive testimonials from a very small number of people – who like your employees, may or may not exist. This site posted your comment but I don’t see any of our comments posted on your site. The author of this site didn’t have to try to destroy a company’s reputation; it seems your company is doing a good job of taking care of that task themselves. I also found it interesting that for the handful of positive remarks on your site there are pages of stories on this site. Stories that all seem to say the same things are happening to a bunch of people who don’t know each, have never communicated with each other, and are spread out all over the country. My daughter never claimed that she didn’t know where to send payments. She had receipts where she had quick collected payments, your code, your numbers and you still claim you don’t have them. We’d love to speak with her mortgage consultant but he never answers his phone and must not check his voice mail because none of the many calls we have made have been returned. You automatically assume that postings from past employees are people who were fired, who said they didn’t quit because of the way CWHL’s handled people or mishandled people. You say you’re there to help your customers, how did charging my daughter over $2600 in fees and raising her payment from $600 to over $900 a month help her? Last but not least, why are there so many class action suits against CWHL’s if the problems lay with your customers and not your company?

I am the mother of bdavis who's messages you have read. She has not exagerated her story about CountryWide. Infact she has been more generous with the company than I would be if I were in her shoes. My daughter works 12 hour shifts on a rotating schedule so I assist her with getting payments in from time to time. I also help remind her of bills that are coming due not because she is a forgetful or needy person but because she is a single parent that works long hard hours to take care of her children and provide them with a home. Her pay days vary so I remind her when she has a pressing bill that needs to come from her next check so that she doesn't have to be late with payments. Back in December of 2005 she called CountryWide to ask for a deferment on that months payment so that she could have a decent Christmas for her children. She was told no problem just send two payments in January. In January she gave me the money for her December, January and a payment for February so she would be 1 payment ahead. I went online to have the payments drafted and it would not allow access to the account sayng my daughter needed to contact the office. She called that evening when she got off work and they told her she was in foreclosure for being three months behind, claiming she had not made a payment since October. She told them there was a mistake she had receipts for these payments and was past due only on Decembers which she was trying to pay, along with January and a payment for February. While she was on the phone with the company a process server knocked on her door with foreclosure papers. This was the first contact she had on the foreclosure. I called CountryWide for her the next day trying to find where these missing payments had gone and why hadn't the women spoken to in December said the account was in arrears instead of no problem.
The question couldn't be answered. I asked why they wouldn't except the $1800 that she was trying to pay, i was told for her to hang onto the money because now she'd have to qualify for some sort of repayment plan. I asked agin where the payments had gone and was told to "other stuff". When I asked what other stuff the girl could not tell me. I asked for a copy of the payment history and was asked if I was insinuating that the payments had been misapropriated. I replied that I wasn't insinuating anything - I had receipts, had not been notified of any deliquencys, and simply wanted to know what the "other stuff" was. IN one breath they're saying payments haven't been made and in the next they're saying the money came in but was used for this unexplainable "other stuff". When my daughter got off work I updated her on the conversation and she called them again to see how much she needed to send to stop the foreclosure. She was told they'd have to make sure the house not not yet gone on the market and set her up with a financial expert to see what the final cost would be with legal fees, reinstatement fees and so on. She ended up having to send in $2600 and her payments went from $636 a month to $916 a month for one year to repay arrearages and legal fees. All payments since January have been Quick Collected to make sure the right dept. was getting it. Last month they come up again that she's still two months behind that all of the money she had sent to date was to cover legal fees and none of the money had gone towards payments and they were going to restart her payment plan and the payments would go up again to $685 until this coming September. She got all of her receipts together and called back. This time she got a girl who was instantly aware that something was wrong and really worked trying to help straighten things out. When my daughter told the girl about the original $2600, the payment increase etc., and that the company was now saying none of that went to the house but to legal fees, the girl said she didn't understand that because the legal fees had only been $630. A man then called and said he was going to handle the account from here on that the Ms. Nancy wasn't in a position to make financial decsions, then he said There was nobody by the name of Nancy McDaniels even employed with the company, then he went back to she was just an hourly employee not a financial advisor and that my daughter was to deal only with hin and to please give him a day or two to staighten things out. He called a day later and said said that the account was straightened out, my daughter should never had been in foreclosure the first time and her account was now current. My daughter asked about the $350+ increase in payments and he asked her to give him another day or two and he'd try to staighten that out. she has not heard from him nor can she reach him when she tries calling. Something is wrong somewhere when you have page after page with people from all over the US writing almost the same story about the same company not to mention an undetermined number of class action suits against them from so many different states. I have encouraged my daughter to join one of the suits as well as contact any other official that may be able to stop this gouging of honest, hard working people that are sacrificing everything they have to keep up with rules and changes that seem to be made up as they go along. We also learned that along with all the extra charges CountryWide is tacking on to her payments they have her on an ARM so her payments will be increasing because of the ARM so by the time the extra charges are paid the adjustable rate will have increased to almost the same amount as the extras. In other words my daughter WILL NEVER get ahead in this game.

I to have been having trouble with Countrywide. They are putting my mortgage payments to "other" stuff that they will not explain to me. Its took me 6mths just to get them to tell me where my money went and that came from a girl who must be new to the business. Because she filled me in on alot of things with my account. For example, that they were taking my payments and putting them toward Insurance on the house that if for some reason if my house were to disappear (God forbid) they would collect not me. Even though its my money that paid for this. They claim I haven't sent payments when I have ALL the receipts from where I Quick Collect ALL my payments. They had even started to file foreclosure on my home. I had to pay $2604.00 out of pocket that I didn't have to them to keep my house so me and my kids would have a place to call home. I have paid EVERY re- payment back on time except for this month. I switched jobs an dmy pay scale fell differently than before. I called ahead of time to let them know that my payment would be there in 5 days. I was told by one of their customer rep. that would be ok. I even sent in $30 dollar late payment fee. I then started getting harrassing phone calls from cwhl that I was 2 months behind. I told them that was crazy because I have every Quick Collect receipt to them. They have tried to tell me that even though I payed that $2604.00 and $920. a month since then that my payments are still showing behind. Please explain this to me. My payments to start with was only $612.50. I was paying an extra $300. a month that I couldn't afford form the beginning. Now I am paying $962.28 a month cause they insist I am still 2 months behind. In which I was told by Ms MCDaniels that as long as I payed that $2604. in Feb. that I would be caught up. Thats why they put me on a re-payment plan. Now a Mr William is telling me that she had no right to even charge me anything because she was a nobody there. In fact he said she was an hourly paid employee. Then in the same breath he insisted that they didn't even have anybody there with that name.. sooo where the hell did all my money go to? And why are employees allowed to have you send in large amounts of money if they are not even actually a part of the finance department. I can understand taking regular notes..but how are they able to quote you a huge sum of money to send in if they are not qualified to.I have actual documentations here that has a Ms Nancy MCDaniels name on it.I have alot more to say, but not enough time to type it... PLEASE someone out there help me. I'm a single mother of two eating alot of bolgna and cheese because of CWHL....

Purchased an investment home w/another individual in 2004 and got financing w/Countrywide Mortgage. I wanted to sell this property in 2005 but the other partner did not and she agreed to buy me out. We agreed on a price and settlement took place around 10/2005. Partner contacted Countrywide and stated that she was entitled to all of escrow money. CW requested an indemnification letter and copy of quit claim deed conveying my interest to her. She provided and they released all of the escrow to her even though we both paid equal amounts into the loan for P,I & escrow. When I contacted CW they stated they had the right to release funds to other partner based on indem and deed. Deed only conveys interest in real estate has nothing to do with escrow funds. Have asked for copies of the indem letter 6 times and have yet to receive. They indicated this was turned over to their fraud department and somehow the indem letter has been conveniently "misplaced". Had to take the other partner to court to recoup my money (which I did) but incurred expenses totaling over $3,000.00 and am now trying to file a small claims suit in the Magistrates office against CW to recover my out of pocket expenses. Cannot file a small claims suit against a corporation so have to file against the registered agent. Have found company name of agent and their address but when I try to find a phone number there is no listing. Amazing how a large corporation and give away someone's money but can bear no responsibility and can hide behind the law which was meant to protect all but apparently only covers big business.

Countrywide bought our mortgage. The company we refinanced with (RBC Ventura) paid any insurance or taxes that came up. Countrywide failed to pay our Flood Ins last June. It was completely expired before I knew about it. They said they didn't know where to send the payment.

Then this month (Oct) the wind & hail (have to have it at the beach) insurance expired because Countrywide didn't pay. I called them last Thurs and they got me and my agent on the phone at the same time. They said don't worry we can wire a payment, if necessary. They promised to overnight a check.

On Friday the check didn't arrive so I called Countrywide. They said they had overnighted it and that it would be there Monday, Oct 31. I know what "overnight" means but I let it slide.

Then Monday the check still didn't show up. I called Countrywide back. They said first that "overnight" means they are sending it through their system overnight. I pointed out that sending somthing "overnight" is a widely understood term that means Fedex, UPS, etc. will deliver it the next day. The guy said yes he understood but that's not what it means when Countrywide says it. I demanded to know the name of the delivery svc, a tracking number and a anticipated day of arrival.

They put me on hold for like 15-20 minutes. They came back and said that really it hadn't been sent because they needed more info from my agent. (She said they had gotten everything but her blood type from her on the phone on Thursday). They had me hold while they called her and finally came back to say the check would be overnighted! I had been on the phone so long that I just said OK and hung up.

I'm sure you can guess that the check did not come on Tuesday either. But I didn't call them on Tues, I was busy all day and called on Wednesday.

The same kind of junk was handed to me by that day's customer svc person. He wanted to put me on a conference call with my agent. I asked him how that would help. All I wanted was a date that he expected the payment to arrive at my agent's office, the name of the service who would be making the delivery and a tracking number for the envelope. He had none of these so it would be just a waste of all of our time to get on the phone together!

I found out from my agent the check arrived today, Thursday....one week after they promised to "overnight" it.

Oh and during these last seven days, I got a notice from them saying that they don't know where to send the fire insurance payment..... even though THEY paid it last May!!

Be careful with the "modification", the word simply means "change"...in our case they are trying to modify the loan for MORE than the home is worth.

I don't know about all the name calling, etc. but one thing is certain. Something bad has happened to Countrywide in Atlanta and there won't be an end until it's destroyed. Someone hired people to run this part of the company that either have no interest in the company or just simply aren't qualified to run a company. There is no profit being made and everyone is unhappy -- customers and employees. Seems like a recipe for disaster. Sit back and watch it fall. Maybe a year, maybe not that long. They'll be gone, someone new will be along or they can close down Atlanta altogether. I don't think Atlanta would be missed by the rest of Countrywide.

It's not your mortgage company's job to "work with you" to lower your payments. I'm sure the company that holds your car loan didn't work with you because you have a loan contract. If you don't pay you are in breach of contract and they can pretty much do whatever they want at that point. The best thing for you to do was to get rid of your escrow. Pretty simple, tell them you want to pay your taxes and insurance. They have to do so unless you owe more than 80% of the value of your home or have an FHA loan. Then you must escrow. Also, filing CH7 will probably result in the loss of your home. Your lawyer is not helping you. You needed to file CH13 (restructuring and repayment). The court will probably take your home and auction it to satisfy your debtors. Sorry, but you chose poorly.

Long, confusing story. I was making my payments on time. My husband got injured, money got tight. I called CW to find out if there was any way to work it out and not be late with my payments. They told me to pay principal and interest minus taxes and insurance. They said I would be okay doing this for a little while, but I may have to catch it up when taxes and insurance came due. My biggest mistake ever - not getting that in writing. When I paid this minimal amount they did not treat it as a full payment and held it until I made the next payment with basically getting later and later, and me not having a clue until I get a foreclosure notice. When I called them they would absolutely not budge and not work with me in any way. So I took it to my lawyer. After about four months of going in circles they finally worked out a repayment plan of sorts, of which I cannot afford. Anyway, with our lawyer's help we are now filing Chapter 7 bankruptcy. When money got tight EVERYONE worked with us except for CW. They ended up hurting us more.

I think it's pretty obvious she wasn't. Some people do fall on hard times, however you need to communicate with your lender to avoid foreclosure at all costs. Many times your lender will give you a loan modification if you communicate with them right from the get-go.

Well, if you're in foreclosure there isn't much you can do. That's why you have to communicate with your mortgage company when you are having money problems. No communication equals no home. You can try contacting a broker or one of those companies like Ameriquest, however if you ended up in foreclosure with Countrywide you most deffinately will end up there with those lenders.

I'm going to post this in every state listed here. YOU MUST TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS AND DECISIONS!! I have recently left the lending industry. I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin' Visa's go delinquent. Visa isn't going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole' GW has made that next to impossible for the average American. You're better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the "I want it now!" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? What kind of behavior do you think your actions teaches them? Anyone who would voice their opinion is more than welcome to email me at michael_harman1976@yahoo.com. I was a customer of theres in 2002 and from the very beginning there were problems.They were calling me two weeks before my payments were even due,I kept telling them that per my contract they were wrong ,so as usual I had to take my own time to prove these idiots wrong. I would tell any consumer out there thinking about this mortgage company,THINK AGAIN,you will regret your decisions.

I purchased this house in August of 2002.
In October of 2003 I received a mortgage payment notice from CW. My payments at the inception of the loan were $909.86 at a staggering 8.25% (including property tax and insurance). The Oct. `03 notice showed me owing $1182.00. (Oh, and the November statement came in saying I owed $1382.00!) I immediately called to ask what was up. They explained that my property tax was $1400.00 (which was at the builder's millage rate) for the year of 2003. I immediately went to the Assessor and Treasurer's Offices to make sure this was corrected and begin the refund process for CW, as they obviously weren't going to do it themselves. I made attempts to pay CW the normal and customary payment at the inception of the loan. They refused to accept a "partial payment". I informed them all the paperwork had been completed for the refund from the County Treasurer's Office, all they had to do was send proof they paid the property taxes. Today, 4/13/05, I received a notice from the Treasurer's Office saying that a refund was STILL DUE.
In February of last year I was served with foreclosure papers, even though I attempted to make payments (both over the phone and through the mail) only to have them refused. When I called after receiving the foreclosure paperwork they attempted to send me to the workout department. Well let's just say I don't know many people who can afford to pay $1800.00 a month in mortgage payments, which is what they proposed, as well as attorney's fees, late payments, etc. In Feb. of `04 they claimed I would have to pay $1800.00 for 12 months to bring my loan current --- how does that calculate???? I hired an attorney to deal with them, only to have them, through their attorney (representing MERS, which is a front for them so they don't get bad press (FYI), send the same proposal of $1800.00 a month.
I have been dealing with this since Oct. of `03. CW has still not gone to get the refund that I went to the trouble to get all the paperwork ready for their reimbursement. They wanted me to pay them back while they were waiting to be reimbursed by the County. Doubling up on payments there I think!?!?!
I have just today found out that they had me slotted for Force Placed Insurance on my residence. This is not the case unless they did not pay my insurance payments, as agreed to in the contract. I chose my insurance carrier and remember being there distinctly. I specifically remember them asking me questions such as do I have a trampoline in my yard. I remember signing the paperwork for the insurance coverage.
After receiving the letter today regarding the refund that is still waiting to be made to CW from the County I went to the Treasurer's Office to look at the print outs of payments made to them since this was just a lot. Two days after the purchase CW paid the 2001 taxes of $322.01, which apparently were still outstanding. On 12/30/02 $1390.02 was paid, unbeknownst to me until October of 2003 when my payment went up almost $300.00 a month. This 2002 payment shows under the name of the builder (which should have been their first clue). In November of 2003 $582.28 was paid. On 1/7/04 $607.87 was paid. on 12/10/04 $617.17 was paid.
At present I am in a foreclosure situation, waiting for a court date.
I have on numerous occasions tried to deal with CW to resolve this issue. I spoke with them about deferring the past due payments to the end of the loan and was told they don't do that. They were unwilling to work something out that I could afford through their "workout program". I was pretty much told either come up with the $1800.00 a month or lose the house.
I have hired one attorney to try to work it out with them to no avail. They were unwilling to assist in any way, shape or fashion other than making unreasonable demands for money.
I hired a bankruptcy attorney to attempt a Chapter 13 or 7 --- at this point I just want out of this situation. My health and emotional well being have been greatly affected by this --- not to mention the 745 beacon score I had when I bought the house is now below 500 thanks to CW. I couldn't even get a apartment for myself and my two small children at this point thanks to CW ruining my credit.....
Oh, by the way, even if you do attempt something with the workout department they will show you past due until such time as you are completely paid up --- no matter how long they stretch that out. So your credit will go to h--l in a handbasket anyway.
Being a first time home buyer, doing it on my own as a single mother, was the best feeling I ever had. Now it is a continuous nightmare, both waking and sleeping.
CW told me I could put the house up for a "short sale", but they would file suit against me for any monetary difference, as they will in a foreclosure. They get you coming and going.
Advice I have received from a very knowledgeable individual:
Send separate certified, delivery confirmation letters requesting:

a printout of your escrow
a printout of payments and application of funds
a printout of unapplied funds

Also make sure you do not have force placed insurance (which is very high rate compared to what you can choose)!!!!!!!!

Do not let them incorporate property taxes into your loan!!!!!!!!!!!!!!!!!!

When you send a payment make sure it is for the exact amount. If you have to pay a late fee make sure you send it in a separate envelope, on a separate check. If you pay extra on your principal make sure you send that in a separate check as well. Any amount you send other than the exact loan amount their payment system will kick out and float in one of their accounts, unapplied.

Oh, and if anyone has gotten foreclosure notice from them please note they hide behind a subsidiary company by the name of Mortgage Electronic Registration Services (MERS). They'd really hate to get any bad press under the name COUNTRYWIDE.

DO NOT USE COUNTRYWIDE, and if you do, don't let them handle your insurance and property taxes because they will get you into more trouble than you can get out of.

If there is anyone out there who is involved in or would like to be involved in a class action suit against CW for fraud and misrepresentation of any issues (especially those addressed above) please feel free to contact me at rhiannonmoon@sc.rr.com. I would be very interested in beginning a suit against them.
They are incompetent, abrasive people who should not be in business.

I have filed complaints with the BBB, Secretary of State of SC and CA, but since they are not members of the BBB it doesn't seem to do any good.

CW needs to be put on the chopping block and I'm ready, willing and able to take them there!!! Anyone out there interested in a class action suit???????

Oh, and if you're smart you won't post your name because CW obviously checks this site and will make sure things get tougher than they already are for you in your dilemma.

Countrywide contacted me for a home equity loan promising it would only cost me $300. They added $600 to the paperwork I signed that I did not notice till the first bill. So now I have a line of credit I haven't used that I'm already in debt a $1000 to get out of. I will never use this company again.
