I am currently employed by Countrywide and have recently experienced vile sexual harassment and financial abuse. I recently filed an HR complaint that resulted in my boss' termination. Thereafter, I was transferred for my "protection," given a position that I am lost in and did not want, and have been experiencing what I perceive to be (need to have my lingo legally appropriate) relatiatory actions on behalf of the management and executives.





I am in Southern California. I need to check with my lawyer to see if I can name the region in this forum.





I hate the company. I have been treated like a nothing and a plague. Everything the company does is with pretense and calculation. The game is being played by evil, narcissistic greed mongers. They place no value on human rights or suffering.





It seems to be common belief that the region is corrupt and just a good ole boys' club. I have heard that promotions and rewards are commonly believed to be based on long-term friendships, blackmail/bribes and (extramarital) sexual affairs. There seems to be quite a bit of evidence to support it; it just needs to be put together.





I was on a "privileged" team that virtually made its own rules and put a perverted, abusive non-supervisor in a supervisory role with me, after

(allegedly) having had notice of his past abusive behaviors. He acted as if he were above the rules, because the region had reportedly covered some of his past incidents from HR and even rehired him after he was fired by the parent company: Northwest Mortgage.





I have recently hired a lawyer to deal with executive management. I cannot say here, what it is that I seek; but we are wondering if there are any similar stories in the region that anyone can share. I specifically want to know about HLCs in supervisory roles, retaliation following HR complaints, the encouragement or discouragement of HR reporting, and any incidents that were minimized by higher-ups. My lawyer works on a contingency fee. I would never share names unless I had the express permission of the source. Even if someone can give me an idea of where else to look, it would be greatly appreciated. We'll do our own investigations. I want justice for others like me, and the company to face the consequences of their actions. I'm sticking around until it's done.



P.S. I totally agree with the previous post: CW's technology is a joke!!! The software is archaic in design and completely illogical to the user. Can't everyone see where their priorities really lie? On advertising and self-gratification! They are all about promoting an "image." Our regional VP just gave us a three hour-long seminar on how he became top producer by DECEPTION, such as making himself "Mortgage Banker of the Year," and interviewing HIMSELF for an article that he paid $5000 to publish!

You don't seem to get it.

For many years Countrywide HAS BEEN #1 in customer service. But guess what? Countrywide is soon to be a HAS BEEN.

I know all this because I had just recently quit Countrywide to work for another mortgage company.

Countrywide didn't use move operations over to India, BUT NOW they do! That will be bad for customer service.

COUNTYWIDE IS NOW TOO CHEAP TO KEEP UP ON ITS COMPUTERS AND COMPUTER SYSTEMS. When I worked there, computers froze up at least 5 times a day, and application information was always getting erased.
That is why the number of customers complaining about payments has been increasing in the last few years.
That is why it is now taking Countrywide 30 to 40 days to close a loan. Also because Countrywide now has a lot of untrained, inefficient, and disorganized underwriters and processors. (Countrywide may now also be too cheap to hire an adequate staff)
That is also why payoffs and other items are now coming out wrong.

Also Countrywide requires just about all of its loan originations to use LANDSAFE appraisal, a company owned by Countrywide itself. Their appraisals are extremely conservative, and 9 out of 10 of mine and other A/E’s came in OVER $10K less than comps. Even if the home was in good condition. This forces the A/E to restructure the loan a higher rate, less cashout, fewer bills paid, or a some combination of the factors. Their appraisals set the road for disguised predatory lending, and bait and switch.

Wake up Joe D! Have you ever studied the life cycle of an organization? Check it out. It comes in four stages: Introduction, growth, maturity, and decline. Right now, Countrywide is slowing down in the growth stage about to hit maturity. The only thing holding right now is the brand name its built from its past. And if Countrywide continues with its path, it will not be long until it is in its decline stage.

ENRON WAS ONCE A FORTUNE 500 COMPANY. Countrywide is riding in the same path.

Also Countrywide was recently sued in California from its conduct as an employer, and apparently it never learned from the lawsuit. Another lawsuit will happen.

Joe D. you are not in the position to call the people here "Jerk Offs". Especially if you're another goon in Countrywide's management. Because only someone in CW management would stick up for Countrywide the way you just did.

Not to meantion Joe, you posted your same pathetic post on all 50 state pages here, claiming to be from different local cities.

And to the Pro-CW idiot who keeps taking up the excessive space in the forum with blank lines. GET A LIFE LOOSER.

We had a Countrywide agent come to our home. When he showed up 45 minutes late reeking of booze he told us he had car trouble. When we sat down at the kitchen table a small glass pipe fell out of his left brest pocket. Clearly this was an instrument used to abuse drugs. My husband & I asked this person to leave our home and declined his loan offer. Watch out for these guys!

So far so good. Because of this website, I have been vigilant watching for any errors. When the loan was first setup, I called and spoke to someone at Countrywide and told them what I heard and that I was going to document everything so I would have a good case for court if need be. I have not had any problems so far. Of course, countrywide changed the billing cycle so that a loan would be late sooner then later, but I changed my reminder (did not trust the auto pay after reading this site) to pay 2 days earlier.

Thanks to this web page, I have not had any problems and keep a close eye on my account.

5. after you have paid them for doing nothing in one market, they will ask you for another retainer to start up a new market.

In August of 2005 we purchased a newer home in Colorado. The day of closing we were to have an FHA loan with Countrywide and when we sat down to sign the final docs at closing they switched us to an 80/20 loan and wanted a down payment. Having us over a barrel, so to say, we felt we had no other option...we had been out of a home for 4 months at this point. Since then, we have been struggling with Countrywide to try to make these horrific payments, but with loss of hours and medical bills it has been difficult. In honesty, we called them to try to rework the loan because the payments were to high for us... "their" soulution...make the payments higher for the next 6 months til we can get back on our feet! How does this help? Forcing us to the point of breaking, we sold off our vehicles and alot of our personal posessions in order to keep a roof over our family's heads. Now come to find out Countrywide has been tacking on drive-by fees to our accounts without even letting us know unless we questioned it. Drive-by fees? They actually send someone to drive by our home to make sure we live here, and then charge us for thier spying fees! We finally caught ourselves up by the grace of God and now it is 6 days past the 1st of the month and they are harrassing us about the payment not being in their hands. WHAT JERKS! Countrywide is the WORST mortgage company by far! I will and never would reccommend them. Their customer service department workers all need classes in phone skills and manners. We are so stressed because of Countrywide that it is having an awful effect on this family and the unity of it. We all work hard to survive and have a life but Countrywide makes sure that the American dream is not achieved. Now we survive to work and work to survive and are all slaves to our homes. We feel like Countrywide has taken us out on a bad date,slipped us a "Mikey", and bent us over and given it to us up the @$$! THANKS COUNTRYWIDE FOR THE LONGEST AND HARDEST SCREW OF OUR LIVES!!!!!!!!

Blue Cheese T-Bone with Sweet Onions

4 (1- 1 14/ lb.) T-bone steaks, 1-1 1/4 inches thick

1/2 t. kosher or other coarse salt

Sweet Onion Topping:

2 large sweet onions, such as Vidalia, Maui, Texas 1015 or Walla Walla

1/4 C. unsalted butter

2 T. vegetable oil

3 T. dry red wine

1/2 t. kosher or other coarse salt

3 oz. blue cheese, crumbled, at room temperature



Sprinkle steaks lightly with salt, cover, and let stand at room temperature about 30 minutes.



Slice onions in half from end to end. Slice each half into 3/4-inch to 1-inch wedges, cutting through the root ends so that the wedges hold together. Melt butter with oil in heavy skillet over medium-low heat. Add onions to skillet and gently turn them over in the butter to coat all sides. Cover skillet and cook 12-15 minutes until crisp-tender, with some brown edges. Uncover and add wine and salt. Raise heat to medium-high and continue cooking until onions color lightly and excess liquid evaporates, frequently scraping up any browned bits from bottom of pan. Keep onions warm.



Prepare grill for a two-level fire capable of cooking first on high heat (1-2 seconds with the hand test) and then on medium heat (4-5 seconds with the hand test). Keeping the more tender sections of the steaks angled away from the hottest part of the fire, grill steaks uncovered over high heat 2 1/2-3 minutes per side. Move steaks to medium heat, turning them again, and continue grilling 2 1/2-3 minutes per side for medium-rare doneness. Steaks should be turned a minimum of three times, more often if juice begins to form on surface. If grilling uncovered, sear both sides of meat first on high heat, uncovered, 2 1/2-3 minutes; finish cooking with cover on over medium heat, 5-6 minutes, turning steaks once midway.



Transfer steaks to plates, scatter blue cheese over each, top with warm onions, and serve hot.

T-Bone and Sage Mushroom Sauce



1 2 lb. T-Bone steak, about 2 inches thick

2 T. olive oil

1 t. dried rosemary

1 T. cracked fresh black pepper

1 t. sea salt



Rub the steak with the olive oil. Rub in the spices and set aside for 30 minutes.



Preheat grill to high.



Sauce:

1/2 oz. dried mushrooms, any variety

1 1/2 C. boiling water

Soak the mushrooms for 20 - 30 minutes.

2 T. olive oil

2 T. fresh chopped sage

2 shallots chopped

4 oz. fresh shitake mushrooms

4 oz. button mushrooms

1/2 t. salt

1/2 C. heavy cream

1 T. sherry

2 T. fresh chopped parsley



Drain the mushrooms, reserving the liquid. Set the liquid aside. Squeeze mushrooms gently to remove excess water.



Heat the oil in a skillet over medium high heat. Add the shallots and cook for 30 seconds. Add the sage and and all of the mushrooms. Cook about 2 minutes and then add the reserved liquid. Cover and cook for 4 minutes.



Add the cream, salt and pepper. Simmer the sauce until it begins to thicken. Stir in the parsley and serve.



When you begin to make the sauce, throw the steaks on the grill and cook for about 8 minutes on each side for medium rare.



Serve the sauce on the side.



Serves 2 - 3.

An Appraiser Writes: Countrywide home loans is trying to strongarm appraisers out of business. They nitpick to death any appraisal that comes from an outside firm other than their appraisal servicing firm Landsafe Appraisals. Then, what they do to their own appraisers is strongarm them into receiving low fees of $225 or less and then charging the consumer $350 for the appraisal and call the difference an administrative fee, when they dont actually do anything other than send out requests and receive appraisals. We have had our escrow raised for no reason. They raised it AND doubled our tax payments on our statement. They also raised our insurance premium. Somehow, our payment is $20/month over both our original paperwork and their totals, for example: our taxes and insurance equal $1840, divide that by 12 months and it should be $153/mth - however our escrow payment is $168/mth. Our loan has been owned by two other mortgage companies, and there has never been such a discrepency.

Secondly, they round-up on each of these payments - for example: our insurance premium is $895.89/yr, they are charging $896.00. Our taxes are $943.45/yr, they are charging 944.04/yr. This is a total of $8.40/yr. Now, most people wouldn't worry about $8/yr - right? But, let's say they have one-million loans and round-up on all the escrow payments - that's $8 million/yr in overcharges!!!!

Add that to the $15 dollars they are charging each month from the first paragraph - $188 million every year in overchages!!!!!

I know we are not the only loan they are overcharging from reading other comments on this site...

Thank God for people like Michael Harmon, former CHL employees. Michael did not defend or discredit CHL. What he did do was offer to assist anyone needing help. Some of you adults are in financial trouble now because your parents never taught you anything. Now you are parents and not teaching your kids. If you can afford it, buy it, but don't try to keep up with the Jones'. Why are married couples each making 6 figure salaries, living paycheck to paycheck? Always got your hand out borrowing to payoff something. How 'bout this. Before you borrow another dime; cut your cable off, don't eat out for breakfast/lunch/dinner, stop smoking/drinking, cut back on cds/dvd's, stop buying every fad shirt/pants/shoes that hit the market, etc. You do this for 2-6 months and you will see the money that you worked hard for going into your bank account. Some of you have expensive cars, expensive homes and clothes, yet your children don't have a dime saved for them towards college.
To go off the subject - some of you send your children to school expecting the school system to teach them manners, how to read/write, that's your job!!!!!!!!!
No matter what color, race, religion, we all want the same things. When people try to give some of you knuckleheads good advice, take it. Stop waiting for Oprah to tell you what you already know is right. And stop making the excuse that your mom or dad never taught you.

It is the night before Thanksgiving after five o'clock and some customers of mine could not make it to the Title Co, so we offered to bring in a closer at the last minute to accomodate them. That's how we do business here at Countrywide. I also have three motgages with CHL. Service is great. All my loans close on time, my customers are very happy. Competitive rates and my closing costs are either equal, to much lower than the competition. I also would never mislead anyone into a mortgage that was not right for their situation like so many lenders/brokers do(example; option ARMs) I still cant find the website to see what happens to people who miss there rent payment. hahahaha

We bought our home through mortgage one and our loan was sold to Country wide. Country wide is the most horrible lender and mortgage holder I have ever dealt with.

Some one else yet again has 7 months of payments lost. Of course Country wide says it is our fault and is planning on auctioning our home on Oct 12 the when we have made all the payments.

Since they are not working with us I got approved to buy our home again with another lender and now country wide wont stop the foreclosure. My husband says he is simply going to shoot however shows up for auction.

Please note that we are sending this letter to complain about your handling of our situation on the above account. We seek immediate relief from the actions you have taken on this account over the past three months. We trust you can rectify the situation as quickly as you have demolished it.
Maybe this will assist you in making the necessary corrections in a timely manner.
In May of 05', we received a statement noting that the amount due for Escrow shortage payment was $2076.96, due on July1, 2005. We phoned in a payment of $1500.00 on June 29th, and were assured by your customer service representative that the payment made would relinquish us from paying Countrywide the monthly escrow payment from that point forward, as long as we payed the balance of $576.96 within the month of July. We submitted that amount on July 20, 2005. In addition, on the confirmation of your rep., we submitted our regular payment of $1259.14 on or about July 10, 2005.
Within a few days, we receive one notice stating that our regular payment of $1259.14, which we have payed in a timely manner since your company began servicing our account, was short of the amount due and would be applied to the amount owed. The next notice received within a couple days of the previous notice states that the payment made would not be accepted and that there would be a late fee attached. This has snowballed into costing us over 40 points on our credit score. We previously submitted a letter to this effect and have had our payments returned over the past two months. Your customer service is treating us like we are avoiding making payments. Apparently, the left hand doesn’t know what the right hand is doing in your company. In a statement dated August 2, 2005, you send a form letter entitled, “Notice of Default,” requesting a payment in the amount of over $3400.00. Then you send statements dated Aug. 25, 2005, stating that August payment due Aug. 1st, be in the amount of $1713.40. Also, an Escrow shortage due Oct. 1, 2005 is sent in the amount of $186.88. It is also dated Aug. 25, 2005. In the meantime, you issue a late payment notation on our credit report for two months running, which, if not immediately corrected by you in writing, will cost us thousands and thousands of dollars over the life of our loan. In a letter dated Sept. 06, 2005, we receive a warm form letter stating that Countrywide is in receipt of our request and will respond within twenty business days, but it makes no reference to which request we submitted previously. But you continue to ding our credit report and treat us like we are intentionally avoiding our obligation. Each time we have spoken with one of your rep’s on the phone, they say the same thing over and over; “We need you to call our “Debt Collector service.” Can you please understand our frustration and intrepidation? Now we receive to notices from two different addresses, both dated September 15, 2005, with one stating that we owe a current monthly payment of $1650.44 and the other statement stating that we owe $3363.84, with an escrow balance of a negative $220.93. What do we do?????
Please keep in mind that for the previous twenty months that you have serviced our loan, we have issued our payments on time and have had the understanding, issued by your rep’s, that we would not incur any sort of penalties should we bring our Escrow account current according to your statements. While we attempted to do so, we find that you, without our approval, took the payment we made, marked for Escrow balance due,($579.00), and applied it to our supposed late payment due.
We are certain this can be resolved in a timely manner only if we are able to speak to someone that can make the necessary corrections without having to repeat this explanation noted above, again and again, as we have already attempted.
Please note that this was a HUD purchase that we have increased the value on by over $50 thousand dollars, according to the latest appraisal, by adding a full 950 sq. ft. of living area in the basement, with a full bath, a bedroom, and two additional rooms. Does that resemble the profile of someone that is trying to avoid payments?
We are formally requesting the following:
1. An immediate retraction of any and all “Late payment” notations on our credit reports with acknowledgment in writing.
2. A waiver of any and all late fees issued.
3. A statement of the actual Escrow due by us that will enable us to make the payment and return our status to Principal and interest only payments.
4. A refund of $375.00 for the appraisal we payed as noted below.
5. A formal response to this request, in writing.

This says nothing to the complaint we previously issued concerning one of your local offices lying to us and cheating us out of an appraisal fee, which we request a refund of. The pre-payment penalty of our loan with your Company expires on or about Oct. 31, 2005. With the above treatment of our account in the past few month’s, would you be wanting to refinance with your company?
We have consulted with our attorney on this matter and he has suggested that this letter should suffice to resolve the situation within thirty days of receipt by your company and he should be notified promptly if it is not.
We are submitting this request to all three of your Simi Valley offices in hopes of a timely response and correction of this situation.

I don't know about all the name calling, etc. but one thing is certain. Something bad has happened to Countrywide in Atlanta and there won't be an end until it's destroyed. Someone hired people to run this part of the company that either have no interest in the company or just simply aren't qualified to run a company. There is no profit being made and everyone is unhappy -- customers and employees. Seems like a recipe for disaster. Sit back and watch it fall. Maybe a year, maybe not that long. They'll be gone, someone new will be along or they can close down Atlanta altogether. I don't think Atlanta would be missed by the rest of Countrywide.

I am a former employee of Countrywide, sorry but I have to laugh at all of these stories, yes COuntrywide has it's problems, just like all the other lenders out there, but most of the problems being stated here are mostly due to homeowner error not lender error, there are alot of laws that Countrywide has to follow, so if you think they can just wipe your credit score clean, or take fees off, that's where you are wrong, it's sad to see ignorant people cause concern for others who know what there doing by trying to bring a company down, it is not right and people need to take responsibility for themselves instead of trying to get through life easier and blaming all their problems on somebody else, when you have a problem in life you must look at yourself first to see what you did to cause it, then correct it, not put full blame on another. In other words pay attention to yourself and see your wrongs before you give a bad rep on a company who tries hard to serve MILLIONS of customers and make sure there is no problems.

You, on the other hand, sound like a very uneducated individual who probably works for a competitor or is someone who didn't make their mortgage payment and is pissed that it finally caught up to you. When you simply make statements without any substance and blindly attack people who are here to offer help you make yourself look bad, not the ones you are attacking. I know that if more consumers were properly educated many of the issues adressed on this website could have been avoided. I'm going to post this in every state listed here. YOU MUST TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS AND DECISIONS!! I have recently left the lending industry. I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin' Visa's go delinquent. Visa isn't going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole' GW has made that next to impossible for the average American. You're better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the "I want it now!" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? I am very discussed with CHL we had them at the old house that was sold in 2003 and went to another company with the new home purchase. After closing with Pacific Morg. They sold us to CHL a month after closing.

Not only that, but last month June 2005 my payment bill was increased $150.00 month. I had to call 3 times to have anyone give me a reasonable answer for this. First I know part was due to the increase in taxes which would have been about $10 bucks added. Then they said they have the right to take 16.6% of the escrow to hold in my account that added up to $32 a month and the topper is left over $113 dollars was for home insurance that the est. at $1200 year when my home insurance is $899 and not even due until Oct. 1st. I had my insurance agent talk with them as they are not incressing our insurance when it is to be renewed so the sent me a new bill for $45 addition to what we are paying.. I still feel they are sneeky and my escrow was paid up with Pacific Morg. How do customers know these extra charges are correct!

They need someone to audit them and take care of the poor customer service.

I also wanted to let you know that the old home was sold to a buyer that used CHL and 1 hour before the closing CHL came in and would not let them closed, because one of the buyers was not legal. They should have known this as it was a month before closing took place. We had to unpack and set the home up for sale again, due to CHL.......

As a CHL employee in the Denver area I would just like to say STOP WASTING YOUR TIME WITH THIS WHINING!!!!!!! If you don't like the way your treated (I would not, personally, have a mortgage with CHL) then refinance with a local bank and ask upfront what there transfer rate is. If they hold most of their paper, then go with them.
I would not recommend a broker because of their high fees. You will also often find brokers who do not explain all of the total costs or disclosure of prepayment penalties, rate increases etc. I hear a lot of this from mortgages that get transferred into CHL. I have over 10 years experience in banking and brokering and it seems that most of the problems come from the servicing after your mortgage has found its way to Countrywide. Most of the processors have little to no experience and management does not care because they are more interested in fullfilling racial quotas. It would seem to me that most customers could care less what color the employee is, as long as there are no problems with origination or servicing.

*****Stop complaining and take your business elsewhere, only then will CHL get the message!!!!
Afterall, they do have the highest rates around. Their claim of no origination fees are true, the same profit is built into the rate.

To the CHL employee who keeps trolling this board,,,

I have refinanced twice, both with good agencies, to have my loan purchased by CHL. This is how CHL gets to have 1 in 10 loans, it's not from their "outstanding customer service". Each time my loan was purchased I had problems setting up loan payments and had to fight late payment fees.

So now I have my house up for sale and thought I would give CHL a try. I have 750 credit 20% down and I still got a bait-n-switch and extra costs added right at the end. This is after I had to put $100 down to start the deal.

So my question is, do I battle to get my $100 back. Or bag it and save myself the headache?

Your payment probably went up because taxes in your area went up. That has happened many times in Pueblo effecting escrow accounts (ie part of your mortgage payment). That money isn't going into CW pockets. Escrow is a guranteed free service after it's been set up and can only raise if your chosen insurance company raises your premiums or if taxes go up in your area. Hope this helps!

Countrywide raised my monthly pmt over 70.00 and claimed escrow deficit.My option was to pay a one time fee of 600 and keep the same pmt.After I paid the fee they still raised my payment $20.
All this came out of the blue after having them about a year.
I know its small potatoes bit I still feel violated.I can't find any item that raised in price.
