Message: I just had a major Fuck with Country Wide. I had submitted my last two mortgage payments online. Neither of those went through. When I checked my account to make another payment early for the next month it says I am delinquent two months? What the HELL!??? I then proceed to make a payment over the phone to pay the last two months, and the rep tells me to re-submit my account number online. I do that, and Country Wide now charges me twice for two months, no I am out 5K and overdrawn on my account $1300. So to say the least I call CW customer service at 5:20 to get my money credited back. The Cust Serv agent then tells me she needs to get her manager on the phone. I wait 20 min more and then get disconnected or hung up on. When I call back I get a message that their customer service is now closed. What the hell again!! And the even stranger thing , on my bank statement the charges for the same payment are $40 different...I don't know what the hell is going on there...

Message: I just went through a disgusting experience in trying to do a refinance with this company. Their tv ads mentioned a combo loan to consolidate debt and pay off bills. I called to inquire if this was something I could do since I had a 2 mortgages and some credit card debt I wanted to combine. I had run into some trouble when my wife was unemployed for 2 1/2 months. The first time they told me they had problems with the debt to income ratios. Ok, they said they had a solution. Do a stated income/stated a**ets. I said fine...oh then lo and behold guess what...the appraisal came in low. Great job guys...I put the appraisal on the credit card that they said they would pay off with this refi. So they decided to do a pay option arm to lower my monthly payments for me. I said ok...it was the only option left to me. I needed to do something to lower my payments and pay off some of these bills. Well, by this time Countrywide has spent nearly a month and they still can't get my loan approved. I called them and told them I was disgusted with the service and the rep apologized and promised they would get my loan approved. They said they were really busy and they would get my loan done. He gave me the website to check my loan status. A couple days pa** and I check the website and it says the loan was approved and it was time to set the closing date. I called and wanted to verify this and he a**ured me the loan was in the hands of their closing dept. He told me to sit tight over the weekend and it would be smooth sailing. Well I call back Monday and guess what I hear...loan denied. LOAN DENIED. I screwed with this company for over a month and endured misleading promises and false hope. They botched the loan...the underwriter killed it because she saw income doc**ents and my loan was a SISA and somehow that killed it. I asked for my appraisal money back...too bad it's non refundable and I can't even transfer it and use it again. This company sucks and has their heads up their rears something awful. If you can't help somebody just say so...don't mislead them and string them along. Is it too much to ask for honesty and accountability?

Well Jen, you do have a point there.

Yes it is a good idea to get back in touch with originator who sold you the deal.

But knowing sales managers at Countrywide? It's natural for sales managers to want their sales team to focus on sales. However, that is ALL Countrywide's managers care about. They want their salespeople to focus on NOTHING but new deals. And they instruct their salespeople to tell all their customers they once sold to call customer service if they are calling back because of an issue.

And what separates Countrywide from the other lenders: There are alot of Countrywide customers who ARE making their payments on time, but Countrywide IS NOT POSTING THEIR PAYMENTS!

And once again, Countrywide's technology is archaic, and very unreliable at accurate account maintainence and record keeping.

Just as a thought ... if you're in trouble financially and you can't make your mortgage payments, why blame the customer service reps? I work in the industry and know for a fact that Fannie Mae, Freddie Mac, FHA and VA have very strict standards for what happens after the third payment is missed. The lender, Wells Fargo, countrywide or Washington Mutual can't do anything but follow protocol. It's sad when good people get caught up in these issues ... but the reason the laws and regulations are the way they are is because of the few who take advantage (look at welfare as an example ... how many people on welfare long term REALLY can't work at all? My guess is the number is pretty low). Same with the new BK laws ... we all get screwed because of the few who choose to refile bankruptcy every 7 years. I've been through the credit issues myself after my husband lost his job. We went into default two times on our home and almost had a foreclosure placed against our home. Each time we were fortunate enough to be able to clear the past due balances prior to being placed in foreclosure ... but it's the attorneys and legislature that should be blamed for how ugly the process gets after you miss your third payment. The lenders may not be nice, but they get stuck with the hand they are dealt and while YOU may really be trying to work with them, trust me, 80% of the people out there are not. My advice? If you have a problem with your loan, whether at Countrywide or somewhere else, contact the person who wrote your loan right away. They have a vested interest in helping you resolve your problems. They are paid on commission and live and die by the referrals they receive. NEVER work with a company's 800 number or internet lender ... go to a loan officer inside a branch. If you don't want to work with someone's assistant, ask the receptionist for the loan officer in the office who is newest in the business that has a good mentor/manager. That way you get all the best experience (from the manager) and the best service (from the new kid on the block who is eager to please). DiTech, Lending Tree, and the other internet lenders sell to the companies that own them (GMAC owns DiTech and Wells Fargo owns Lending Tree ... didn't you ever wonder why they win most of the "bids"?). Then, after your loan is closed, your loan officer, who works for the company that holds your loan, can help you. If they change companies, GO WITH THEM ... there's usually a very good reason why they left!

You don't seem to get it.



For many years Countrywide HAS BEEN #1 in customer service. But guess what? Countrywide is soon to be a HAS BEEN.



I know all this because I had just recently quit Countrywide to work for another mortgage company.



Countrywide didn't use move operations over to India, BUT NOW they do! That will be bad for customer service.



COUNTYWIDE IS NOW TOO CHEAP TO KEEP UP ON ITS COMPUTERS AND COMPUTER SYSTEMS. When I worked there, computers froze up at least 5 times a day, and application information was always getting erased.







That is why the number of customers complaining about missing payments has been increasing in the last few years.







That is why it is now taking Countrywide 30 to 40 days to close a loan. Also because Countrywide now has a lot of untrained, inefficient, and disorganized underwriters and processors. (Countrywide may now also be too cheap to hire an adequate staff)







That is also why payoffs and other items are now coming out wrong.















Also Countrywide requires just about all of its loan originations to use LANDSAFE appraisal, a company owned by Countrywide itself. Their appraisals are extremely conservative, and 9 out of 10 of mine and other A/E’s came in OVER $10K less than comps. Even if the home was in good condition. This forces the A/E to restructure the loan a higher rate, less cashout, fewer bills paid, or a some combination of the factors. Their appraisals set the road for disguised predatory lending, and bait and switch.



Wake up Joe D! Have you ever studied the life cycle of an organization? Check it out. It comes in four stages: Introduction, growth, maturity, and decline. Right now, Countrywide is slowing down in the growth stage about to hit maturity. The only thing holding right now is the brand name its built from its past. And if Countrywide continues with its path, it will not be long until it is in its decline stage.



ENRON WAS ONCE A FORTUNE 500 COMPANY. Countrywide is riding in the same path.



Also Countrywide was recently sued in California from its conduct as an employer, and apparently it never learned from the lawsuit. Another lawsuit will happen.



Joe D. you are not in the position to call the people here "Jerk Offs". Especially if you're another goon in Countrywide's management. Because only someone in CW management would stick up for Countrywide the way you just did.

Not to meantion Joe, you posted your same pathetic post on all 50 state pages here, claiming to be from different local cities.

We had a Countrywide agent come to our home. When he showed up 45 minutes late reeking of booze he told us he had car trouble. When we sat down at the kitchen table a small glass pipe fell out of his left brest pocket. Clearly this was an instrument used to abuse drugs. My husband & I asked this person to leave our home and declined his loan offer. Watch out for these guys!

I have been a customer of CHM for over 10 years and truly they suck. I have had to go to court several times with them to show proof that I made my payments. They were trying to foreclose on my home without any letters or notification all due to their bad record keeping. I proved all of my payments then they tried to stick me with over $3000 court costs. My home is currently up for sale as I want nothing else to do with Countrywide. They have the worst record keeping and customer service next to Centex Home Equity.

This CW Home Loan sucks is probably some disgruntled asshole who refused to do what it takes to get a loan. I actually found the home first and then went to get a loan, and got it in less than 30 days!! My credit was less than stellar and I had to come to agreements with a couple of lenders but in the end it was worth it. I do have a home and I received extra money at closing that I will be using to move and decorate with. All I have to say about Countrywide is thank-you!!

When you pay online they stop sending the paper statements. Rolling 30 day lates will hurt your credit for the next 7 years too. They will probably hit you with their attorney fees next. Is there anyway you can bring this account current?

We, too, have experienced the unprofessional, incompetent and uncaring attitude held by everyone we have talked to at CHL. Many times we never got to talk to a human. They are never there when you need them. We've been shut down completely. They don't want our payments, they just want the whole loan amount. And when you try to talk to them, you just get more BS. I don't see how a company so crooked can do business in America. They must be descendants of Ebeneezer Scrooge.
All of this has happened because we got behind one month's payment. So we then paid June's in July, then we paid July's in august, then August's payment in September. That's all it took. We were behind one payment, three months in a row. Then they stopped accepting our payments and wouldn't let us access our account. Weird way of doing business, don't you think?

My husband lost his in job in December & we fell behind 3mos on our mortg. We set up a deal w/CHL to catch up. They wouldn't accept our usual payment method(computer)said they had to have a check over the phone. Which we did. They didn't run the check when they were supposed to, so we called. They said they would get it taken care of. They ended up taking out 2 pays each $1024. We notified them of their mistake & how it overdrafted our acct. They said they would reimburse the fee's if a bank statement was faxed to them, which we did. Fee's totaled over $300. After numerous calls & faxes they never took care of the fees & then did an unauthorized payment by check for $1024. We have our attorney now handling b/c they have crossed the line into fraud. They won't even return his calls. We now have fee's over $600. Our attorney said he has a similiar case w/another client against CHL. NEVER let CHL have you checking acct number, they will rob you,literally!!!

I currently have a loan through Countrywide, and am looking to switch to another company. I pusued the option to refinance my home on two occasions with CHL, and found out that CHL doe in fact pad their fees. The cost of my appraisal was $350.00 from CHL, the actual cost of the appraisal was $225.00 I later discovered. This happened both times. The first time I was refused the loan was b/c they used an old appraisal from 4 years prior - before I had moved into the home and had remodeled to upgrade in over $60,000 in expenses to include concrete work, all new windows, siding, etc. The second time they "lost" my application, and I was informed that the appraisal money I had paid already was non-refundable - even though I did not get the service I had paid for. In any case the best idea is to avoid CHL like the plague. It just goes to show you that big businesses with deep pockets can always find a way to cheat individuals who do not have the money to take on an entire corporation.

I don't know about all the name calling, etc. but one thing is certain. Something bad has happened to Countrywide in Atlanta and there won't be an end until it's destroyed. Someone hired people to run this part of the company that either have no interest in the company or just simply aren't qualified to run a company. There is no profit being made and everyone is unhappy -- customers and employees. Seems like a recipe for disaster. Sit back and watch it fall. Maybe a year, maybe not that long. They'll be gone, someone new will be along or they can close down Atlanta altogether. I don't think Atlanta would be missed by the rest of Countrywide.

I'm going to post this in every state listed here. YOU MUST TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS AND DECISIONS!! I have recently left the lending industry. I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin' Visa's go delinquent. Visa isn't going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole' GW has made that next to impossible for the average American. You're better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the "I want it now!" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? CW probably bought your delinquent property taxes. It is perfectly legal and acceptable for ANYONE to buy your delinquent property taxes and then charge you up to half of the tax amount on top of the taxes to redeem them. It's common practice. Keep track of your taxes and pay them on time. The reason you are not on the loan is probably because your husband doesn't have your name on the title of the property. If you live in Indiana it is a community property state and you have rights to the property as long as your husband did not own the property more than 5 years before you got married and/or you have been married less than 2 years. Check with the county on that otherwise your hubby could leave you and take the house without any legal recourse on your part.

My husband and i got a loan through cw in 2002. we then chose to refi in 2003 to do some repairs, at which point they refused to list me on the mortgage. When i tried to speak to someone at cw about it they refused to speak to me concerning the situation because my name was not on the loan. I was told to have my husband fax a notarized statement to them saying i was aloud to discuss the loan with them.(I am the one that handles all the bill payments in our household). He faxed them about eight times and they kept telling me it was not on file. by this time it was sept. of 2004. I finally called to see if there was another fax number i needed to use or what, because they were calling 10-15 times a month during the grace period to check on the payment, and since my husband would be at work, they would call until the payment posted which takes about 10 days from here to there.
I was finally told that I had been on file to discuss the loan since may 17 of 2003. After a year of harrassment by phone i was pretty fed up. They then, this year paid our property taxes without our knowledge and then charged us 200 dollars to pay them back for it. Talk about slipshod running of a company!

Countrywide Home Loans settles suit

Countrywide Home Loans Inc. agreed Tuesday to a $30 million settlement in a class-action suit brought against the company by employees at its California call center in Rosemead.

The $30 million will cover claims for unpaid overtime wagers, reimbursement of wage deductions, compensation for on-duty meal periods, attorneys' fees and related items.



Countrywide also agreed to reclassify all of its California call center account executives as non-exempt from state and federal overtime and other wage and hour laws.



The settlement has been given preliminary approval from Judge Victor H. Person of the Los Angeles County Superior Court.



Countrywide Home Loans is a division of Countrywide Financial Corp. (NYSE: CFC) Both companies are based in Calabasas.

My wife and I bought our home 3 years ago. In June 2004 we were sent a letter from our original lender stating they had sold our loan out to countrywide, with our payments starting with them in July 2004. Our Junes payment was mailed to our original lender like instructed. We have had nothing but problems since July 2004. Payments were made monthly to them. On May 16,2005 a sheriff delivered us a summons for intent to foreclose on our property. We were speechless. When have contacted Countrywide several times,sent them copies of of cashed checks from the bank (front and back) still to be told they are researching it. Our Mays payment was mailed back to us along with Junes stating that they cant accept payments since its in foreclosure.We are getting no where talking with them. Now we are being charged late fees for May and Junes payment and are being told the only way to get it out of foreclosure is to pay them over 4000.00. 1000.00 for their attorney fees. Come on isnt there anything we can do to stop this company from stealing and losing monies that are sent. If there is anyone willing to take on a lawsuit contact us. Are there any competent people running countrywide? I purchased my first home at the age of 23 thinking i would have that "american dream" my morgage company sold me out to countrywide what a nightmare it's been. I love calling countrywide up especially when all you want to do is a simple transaction which should probably take a few min but, instead takes more than twice as long. They tell you what you can and cant do after the fact it's been legally done. According to them "you cant sell (land contract) even to family thru an attorney unless you do it thru them" the lady told me very hostily.I had some unfortunate circumstances occur and choose to sell instead of foreclosure and ruin my credit. I have also had the experience of having my family member send a check but now tyey claimed after over a year of taking it they wont nomore cause of 9/11. That's funny i purchased my house in 2003 and was able to do that over a year. So with them refusing to take payment it made it late which caused late fees.Last but not least i went to make a "quick" payment over the phone before i left for work and the lady kept on about her lecture when all i wanted to do was make a payment did she really care why it was a day late? Are they going to pay it or something?And can someone tell me why this company calls about 10 times in a row before leaving a message before the payments are even due?

First of all, I would like to tell (anomyous) "loving countrywide" that their spelling and grammer SUCK, just like CWHL! It's anonymous you dope. As with most of the stories on this web site , my husband and I have been getting the runaround from these creeps for several months now, and I just wish we could afford to pay off our loan and go through another company. Today I a got a call fomm cw saying I owe $897- for May's payment. Our regular mortgage payment is $485- per month, we added our taxes and ins. to the account which make the pmt. $555.80- "NO PROBLEM", but for the last 3+ months they have claimed that somehow we have a negative escrow balance. The strangest thing is, depending on which customer service rep. I speak with, the escrow balance and monthly payment amounts vary conciderably! Today alone I spoke w/ Betty Jones, who told me $588,73 per month and a few minutes later said $570. Next I spoke w/ Demetrius, he stated $898.28 were my new payments. And last but not least, was Pamela Spears, she said $555.80, but that was only after starting out with a different figure. On May 10th I sent $977.27 and was told I would be caught up on payments and escrow, and my new pmts. starting in May would be $555.80. I sent $556- which cleared my bank on May 17th and was informed today that they do not accept partial pmts and I owed $898.28. We have been cw customers for years and the first payment over 30 days late was this march after they screwed me over in a way I still have'nt gotten to the bottom of. In all, I have sent them $2,583.80 since the middle of march ($1,255-) for my regular mortgage payments and ($1,328) for escrow. This is insane, my escrow balance was never over $800- and I have paid extra over many months to get that cought up! I don't know how they can get away w/ screwing people like this, but I'm fed up and ready to take action!!!

Thank you so much for this website. Our realtor recommended Countrywide so strongly that we went to them for our mortgage. If you think Countrywide is bad, try going to a realtor who works hand-in-hand with Countrywide. Countrywide gave us an interest rate upon which we based our offer. As soon as the offer was accepted, Countrywide upped the interest rate so much that we knew we could no longer afford the house, but we had signed an offer to purchase that allowed that rate of interest (on the advice of Countrywide, who said it didn't really mean we would ever have to pay that higher rate, it was just something to put on the offer). So, we went to a bank, and they offered us a much lower rate. The bank called the realtor to start the loan process. The realtor turned around and called Countrywide, who then called us, to offer us a much, much better rate. Okay. But then, Countrywide wouldn't move. Not even an application to start the loan process. Each time I called they tap-danced about computers and "in the system," etc. We had no application, no written estimate, nothing. Twelve days before closing I called our local bank in a panic. They were able to do the loan at that interest rate and cut Countrywide out completely. They said if we had waited a couple more days it would have been too late. We believe that Countrywide was holding out until we had no other options before they would give us a loan, and the terms of it would have been at their pleasure.
THEN, we found out our realtor had not disclosed an encroachment. This alone could have been a deal-breaker, but we wanted the property so we worked out a deal with the man who owned the property on whom we were encroaching. We also got an attorney, and asked him to take over the closing, which we had been planning to do at the realtor's office. WELLLLLL---Here it gets fun. Countrywide and our realtor had worked into the purchase all sorts of "creative financing," so that we, the buyers, would be credited with approximately $3,500 at the closing, which would have been at the realtor's office, where we wouldn't have known what the hell he was doing with the money. But our lawyer and our bank did exactly that; they credited us with the $3,500. In fact, they ran out of places to credit us, so the seller ended up writing us a personal check for the balance. Our realtor was shocked when he found this out at closing. We had to stay an hour while everyone in his office and the lawyer's office looked for money, calculators clicking, pages flying. The realtor went outside and talked on his cell phone. We overhead him shout, "Well then we're screwed!" I kid you not! At another point in this comedy our lawyer asked him, "Well, where's the earnest money? I don't have it. Do you have it?" And the realtor said, distractedly, "Well yes, I have it, but…." and went back to playing with his calculator.
The way it finally turned out for us was beautiful. The seller actually ended up paying for part of our down payment, but it didn't cost him anything because Countrywide had him raise the asking price in order to credit us, in order to be able to get their thousands at closing. We paid NO FEES whatsoever, and walked away with a small check to the good. The seller paid a very low commission to the realtor (because the realtor quoted him a small commission, apparently because he, the realtor, was going to get a cut of the "creative financing" done by Countrywide at closing.) Watching this comedy of errors was truly enjoyable; however, it followed a month of anxiety and fear. I don't recommend Countrywide to anyone. And if your realtor recommends them, please be warned.

I have had a CHL for 8 years - every Dec I would get a notice saying I didn't have to make a payment, relax for the month. I have never taken them up on their offer. In May 2004, my husband and I purchased a home and knew our CHL home would sell quick. It's almost March 2005, and we still haven't sold our CHL home. We have just about wiped out our savings with double mortgage payments, untilites etc. CHL said there is nothing they can do unless we stop making payments for three months (that was after we were on hold for 47 minutes). Right now, our credit is spotless, so I can't believe this is all they suggest. The best part about the whole thing - the #1 reason we are having trouble selling our home is due to the eye sore next to us. Yep, it's a CHL home that they have abandon. I called CHL 17 times (imagine how long I was on hold each time) to have them come out and take care of the well above knee high grass etc - without any luck. I ended up calling the city and they came out to take care of the property. CHL doesn't care about the abandon home or ours. They also suggested we do a short sale. Got the paperwork last night - they must think we are stupid. They appraised my home for $155k, we owe $90k and they want to sell it for $30k less then what we actually owe - where do I sign up! It is so unbelievable to me that they treat customers the way they do. I am sad for everyone, but glad there is a site like this to vent and make others aware of their practices. I don't know what we are going to do - but if we could qualify for a class action suit, count us in! -

Glad to have found this site. I am planning on having some work done to property I own and my contractor passed my loan application to Countrywide. All the information was verified over the phone before the papers were printed. The paperwork arrived with so many errors that I refused to sign it until it is corrected. One week has passed - still no revised paperwork.

Now to add insult to injury, they scheduled a appraisal that required the interior of my house and contents be photographed. I never heard of such a thing so I also refused to allow the appraiser in the house.

Add insult to injury part 2, an individual from CHL called the house while I was at work and spoke to my fiance. Next thing I know, CHL is telling me that according to there records, my house in uninhabitable.

I guess I was lucky enough to experience the sloppy and incompetent way CHL conducts its business before I signed any paperwork.

I just closed on a loan with Countrywide in dec 2004. It is called a HELOC. I was told verbally and in writing several times that the rate was locked in for 1 year (it’s an ARM). Not only was the rate on my first statement nearly 2 points over my loan documents, they claim my closing paperwork does not indicate any such term. MORE IMPORTANTLY I WAS TOLD BY MELISSA WORTH AND LIZ STOLL AT THE SOUTH BEND BRANCH TO FORGE DOCUMENTS IN ORDER TO CLOSE MY LOAN. She even provided the forged documents and told me if I did not sign them I would loose the $2000 I already invested. I should have known at that point I was dealing with unethical people.

You would be better off getting a loan through the Sopranos than CW!! Atleast loansharks let you know the terms upfront.
