Message: My wife and I purchased a home in June 2006 and we have been making payments on the home faithfully. Then we receive a letter saying that the payment hasn't been made, so I had my banker send them a statement showing the funds being transacted from my account while Country wide was on the phone. A month later i received a letter saying that they resolved the issue and that it was there mistake. A month later a payment was made and i received a call saying that the payment wasnt received. Now they have summoned us to court and we dont have an answer as to how we should bring justice to them. please help time is running out.

Message: I don't want to say that Countrywide completely sucks....but one of their loan officers does. At first she was very helpful by prequalifying me, however after she gave me the first loan limit she kept calling the agent reducing the loan amount. She told me that everything was in ordered congratulating me about getting the house. At first she told me that I was approved for $164,000 VA loan, but she never contacted the VA to get my entitlement certificate, which was a lot less. So, one night two weeks before closing, she called me telling be that she cant help me with the loan. Because of that I lost $275.00 for the house inspection. And now they are giving me a running around to get my earnest money, money I gave right away, but now it might take two-four weeks. I lost my appartment, because I was told I can give the 30 day notice and that really sucks. The bottom line is she (katty suttle) did not do her job properly to be in a hurry to close a deal, and all I got from her, was I am sorry...but I still waiting for my money a week later.....

As an appraiser for Countrywide, I'd like to say for the most part that the loan officers are dishonest and will do anything possible to close a loan. I'm very unhappy that Countrywide has began to pressure appraisers to hit the property values, those that fail to make the loan officers needed value are subject to calls, faxes and emails wanting the appraiser to consider the highest sales within the square mile if slightly similar in size, they demand a response within 24 hours and those that fail to comply will lose their tier rating which is loss of orders. I've never became a victim of this tactic and refuse to do so. The estimated value is what it is and I'm not risking my license to make a deal work for the loan officer and place the borrower in a upside down position with their mortgage. For those appraisers who have all their business with Countrywide, please begin to expand your client base because the tighter the loan industry gets with the refinance boom seeing its better days, the more underhanded these loan officers become and one day soon, you will find yourself removed from Countrywides approved appraiser list for not hitting the values. I'm sure that Countrywide has some honest loan officers, but as of yet, I've failed to meet one. Trust me, for those in command at Countrywide that oversee the appraisers, you are just as bad as the loan officers. They claim to give the appraisers independence without pressure to hit the values but its not true.

While patrick is correct, we can blame no one but ourselves. Countrywide called me at work and stated cash or cashiers check made out to countrywide, not the title agent. The title agent told us we should not sign the contract with 11 written in corrections, The Heloc fees were not listed and it was a month later when I saw the statement.I do not blame countrywide, the are merely trying to make money. I do not agree with their practices and am merely trying to warn others.

The good faith estimate was for 396.00, it took them over 2 months to close this deal. We purchased the parsonage from the church, this was the only reason we signed anything was because of the church. 2 hours before we were to close countrywide called and said closing would be 2900 and we needed cash or cashiers check. If we had not been buying from the church and had it tied up for 2 months we would never have signed. They had charged us for the insurance and appraisal, we had paid for both a month earlier, and had the cancelled checks in the car in our bank statement or they wouildn't have dropped the 700 insurance or the 300 appraisel.
this was a 48,000 house, we only lacked 8,000 having the money in the bank to pay for it. we only borrowed for the tax deduction and we will have another child in college next year.It seemed reasonable not to deplete our savings.

To "J" in Oklahoma... What do you mean they were slipped in w/o your knowledge? Lets just for one second assume you did NOT read your good faith estimate that was sent to you (which you should have) and lets also assume that you were not made aware of the charges which would be on the HUD statment at closing (which you would have been)... but, lets assume you were oblivious about this charge... the fact is you STILL dont have to sign the paperwork at the closing company... and EVEN if you did... unless your HELOC was used to purchase the property, you had THREE DAYS to recend on that loan if you felt like it was shady. Now, I'm not sure whether "J" is upset about the amount, as if he/she felt like it should have been less.. or if he/she felt like it was changed at closing... but, either way... this is just a site where uninformed people want to blame someone else because they were too lazy to take personal responsibility to ensure they knew and understood all charges and terms of the mortgage. It is YOUR responsibility... its your property... make sure you understand whats going on. If you dont.. then ask questions... if the person won't answer you to your satisfaction, then move on... either get another originator, or get another company to deal with. Don't let yourself be bullied and then blame them later.

I have dealt with the Lawton office. My Heloc has 350.00 loan origination fee, and 515.00 closing cost. These charges we slipped in without my knowledge. My paperwork says nothing about them I found them on my transaction history.

"Nobody can do what countrywide can", although I would like to stop them from doing it to anyone else.

I agree with the statment from Lawton. I have worked with the offices in Oklahoma, and I would have to say that they are all above board. No company is perfect, and not every employee for every company is perfect. But, that does not mean that the whole company is bad. These people who are on this website and just trying to stir something up for one reason or another. Also, that HELOC w/ no closing costs (someone mentioned it was not real)... it is real... its not a bait and switch. It IS prime plus some margin... but, SO IS EVERY OTHER HELOC OUT THERE!! Even your local bank and credit union has that!! If some of these people would actually do some kind of research, they would see that CHL is as good or better than any other lender. And as far as people saying that CHL pads closing costs... thats not true either. They are the number one mortgage lender by far... do your research online. They service over 1 TRILLION, Yes... with a "T", in mortgages!! You don't get that w/o having good customer service, and good orginiators.

That may be the case, and I'am happy that you had a great experiance. You had a well mangaged, good originator, and timely processors/underwritters. This WAS the norm across the country. However, in certain markets, CHL is chasing off good people. They are abusing their employess and it is beginning to trickle down to the consumer. As a former, high producing, originator for CHL I was so proud of my company. Then they hire new "heavy hitter" upper VPS, and things began to change for the worse. I wish CHL would go back to old model of treating employees and consumers with dignity and respect. I know they have it in 'em because they ruled the mortgage banking industry for over 25 years but it is beginning to slip. The officer you dealt with sounds just like my old one where the consumer was always priorty # 1. Out of 40 employees one year ago, there are only three left.

Without a doubt, Countrywide in Lawton, OK is one of the most professional and caring companies I have ever dealt with. They helped us get our loan with the minimum amount of hassle and for the best rate possible. It's hard to find people that will that the extra time to make sure the product your buying is right for you, Countrywide folks do that and more. They are fair and upfront with the whole process not to mention fast and hassle free. I think if people would do some real homework they would find the people complaining are just people who used Countrywide to secure a loan that they couldn't be responsible for.

I would have to say Countrywide is the worst company I have ever dealt with.
We purchased a home 5 month ago, every thing was wrong at closing.The closing cost ended up at 10% of the loan amount, we paid all cost out of our pocket. Afterwards they added 1800 to the loan amount as closing cost. We have not recieved a statement in 3 months.We have been getting our information from the web site. This month I have made 2 payments, one I mailed in, they said they did not get it, the second I took to the local office. Three days later we are still getting hate calls from them and the both payments are missing. They act as if we are too stupid to make payments.

Our mortgage was purchased by Countrywide. However, we were not informed of the transfer of our mortgage for three months. During that time, we continued to pay on time to the old company, not knowing Countrywide had purchased the mortgage. Suddenly, out of nowhere, we began to receive nasty-grams in the mail and nasty phone calls from Countrywide demanding our payments. Not knowing why Countrywide was calling us, we ignored the phone calls and letters. Finally, our insurance company called to update our information, and told us Countrywide now had our loan. We told Countrywide to get the last three month's payments from the company they did business with (purchased our mortgage). We felt it was Countrywide's responsibility to get the money from the old mortgage company, not ours. Countrywide failed to properly inform us of their purchase of the mortgage, thus causing us to pay the wrong mortgage company. Countrywide's attitude was that we had not paid we were told cancelled checks don't count as payment received. And was telling us to pay (again) the last three months of payments, and when it was all figured out, they'd credit us if we were due that money. It was extremely stressful to get these threats from Countrywide that they would destroy our credit, while we faithfully paid our mortgage. After the old mortgage company transfered our payments, Countrywide tried to charge us for three months of late fees. It was settled, but only after hours of phone calls and arguments with rude Countrywide staff thinking we were late on our payments. I couldn't believe that cancelled checks were not proof of payment.

Get customer service reps name and employee ID# and make a note of it.

Countrywide gets around the do not call list because of a loop hole that allows them to call their current customers. Why do you think they buy so many mortgages? So they can call you and sell stuff to you is one reason.

I don't know about all the name calling, etc. but one thing is certain. Something bad has happened to Countrywide in Atlanta and there won't be an end until it's destroyed. Someone hired people to run this part of the company that either have no interest in the company or just simply aren't qualified to run a company. There is no profit being made and everyone is unhappy -- customers and employees. Seems like a recipe for disaster. Sit back and watch it fall. Maybe a year, maybe not that long. They'll be gone, someone new will be along or they can close down Atlanta altogether. I don't think Atlanta would be missed by the rest of Countrywide.

I'm going to post this in every state listed here. YOU MUST TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS AND DECISIONS!! I have recently left the lending industry. I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin' Visa's go delinquent. Visa isn't going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole' GW has made that next to impossible for the average American. You're better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the "I want it now!" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? We bought our house in June 2003 and mortgage company is Countrywide. We qualified for the first time buyer loan, which the State of Oklahoma gave us our closing costs which they did through Countrywide. Since 2003 everytime I would make a house payment they would credit the money to the loan account taken out by the State of Oklahoma which I was never to pay off. They are just know calling me and telling me that I owed almost $1600 and needs to have it all by a x amount of time or forclosure!! I did my research and finally I found out that they had been putting all monies in a different account!! They call me at work, home and threaten me w/ calls. I have to hire an attorneya and I am to the point that I want to sell the house and get out of it. Please anyone who reads these letters and you have Countrywide we need to get together and try to bring them down!!! I wonder how many people lives they have ruined b/c of their stupid and unjustly mistakes!!! HELP!

WE PURCHASED OUR HOME IN NOVEMBER OF 2004. DURING THE MORTGAGE PROCESS OR MORTGAGE COMPANY WENT THRU SEVERAL CO TO TRY TO FIND THE BEST RATE FOR US. WE HAD BEGUN WITH ONE COMPANY AND THEN OUR MORTGAGE CO TRIED TO GO THRU CWH, THEY TOLD OUR MORTGAGE CO YES THEY WOULD TAKE OUR HOME AND WE COULD GO THRU THEM, THE PAPERWORK WSA FILED AND THE MONDAY BEFORE OUR FRIDAY CLOSING THEY DENIED THE LOAN AND SAID THEY WOULD NOT TAKE IT. WE WENT THRU ANOTHER CO AND THEY MADE IT ALL HAPPEN QUICK AND EASY AND WE WERE STILL ABLE TO CLOSE ON THAT SAME FRIDAY BECAUSE OF THEM. NOW IN FEBRUARY OUR LOAN WAS SOLD, TO GUESS WHO? THE SAME WHO LEFT US HANGING FOUR DAYS BEFORE CLOSING, COUNTRY WIDE. WE WERE NOT TOO HAPPY BUT DECIDED TO ROLL WITH IT. OUR CURRENT MORTGAGE CO NOTIFIED US IN ADVANCE AND SAID WE SHOULD NOW BE HEARING FROM COUNTRY WIDE WITH EITHER A LETTER ENCLOSING OUR NEW LOAN NUMBER OR A PHONE CALL GIVING US THE DETAILS ON WHERE TO SEND OUR NEXT PAYMENT. WELL THE FIRST ROLLED AROUND AND NOTHING, SO I CALLED THE OLD MORTGAGE CO AND THEY SAID THAT IT WAS RIDICULOUS AND FOR US TO SEND IT TO THEM, SO IT WAS DOCUMENTED THAT IT WAS ON TIME, AND THEY WOULD PROCESS IT AND SEND THE PAPERWORK TO COUNTRY WIDE. SO I DID. WELL MY LAST CO WAS GREAT THEY FOLLOWED UP WITH ME, SENT ME A COPY OF EVERYTHING THAT WAS SENT, RECIEVED ETC. STILL NO CONTACT FROM COUNTRY WIDE. FINALLY WE NOW RECIEVED SOMETHING FROM THEM STATING THAT OUR LOAN WAS LATE, ALONG WITH ABOUT 25 PHONE CALLS, IN WHICH TO EACH "CUSTOMER SERVICE REP" WE OUTLINED THE ENTIRE SITUATION. NOW I RECIEVED A CALL AT WORK FROM CW ASKING FOR A FRONT AND BACK COPY OF THE CHECK THAT WE SENT INTO THEM? THIS HAS BEEN THREE WEEKS, THE MONEY HAS NEVER PULLED FROM OUR ACCOUNT, THERE IS NO WAY TO DO THIS, YET WE HAVE A DELIVERY CONFIRMATION THAT IT WAS RECIEVED??? I HAVE NOW CALLED THEM AND STATED THAT IF THEY DO NOT FIGURE THIS OUT BEFORE THE 60 DAY GRACE PERIOD IS UP, 40 DAYS AND COUNTING, AND NEGATIVE CREDIT REPORTING IS DONE ON MY BEHALF I WILL SUE. PLEASE BEWARE AND BE CAUTIOUS WITH THIS COMPANY THEY ARE SNEAKY!!!!

i don't have the slightest idea how this has happened, but i have my loan with countrywide and we pay our payments every month and our $50,000.00 home loan is now up to $59,000.00. i don't know what to do. I cannot get any answers from them. Can someone help me? jessica.maple@eaglepicher.com

I have to definately agree about countrywide not sending out statements after purchasing my loan. I wasn't notified by the previous co.(until I called them) nor countrywide about the change and had even mailed a payment in to the old co. that should have been to countrywide....
Anyway, to the point, had I not investigated the problem after checking for the payment to be ran thru my banking account, and it never did until I figured things out, I really can't imagine what all penalty fees, not to say, credit damage could have put on me.

But I can't say that Countrywide is more negligant or "sneaky" than all most other loan companies. I have had some really low down, sleezy tricks played on me from other loan co.'s offering credit cards.
But I've only been with C-wide a few months so it may turn out that it is an OK company.
